Familiar Ground

The same land, the same weather.

Washington and the Okanagan share a climate, a landscape and a set of demands on a home. Our work has been shaped by those conditions, and each project is modeled for its own site.

  • Wildfire interface

Wildfire smoke stays outside. Fresh, filtered air stays in.

  • Summer heat

Thermal stability that holds through the hottest weeks.

  • Heavy snow

Structure and roofs designed around real snow loads.

  • Lake and open-site wind

Each home is modeled for its own exposure.

  • Mountain terrain

Houses that sit with the slope, not against it.

  • Acoustic calm

Outside noise is designed out, not added back with finishes.

Our Principles

Comfort, Silence, and Resilience

Exceptional thermal stability, pristine indoor air, and acoustic calm.

Material Honesty

Wood, steel, concrete, left to age and weather as part of the landscape.

Proven, Not Promised

Every design starts with performance modeling, not guesswork.

NIDO Assurances

One designer. Three commitments.

Performance Modeling

We don't guess, we calculate. Our designs are backed by energy performance modeling using the Passive House Energy Modeling Software, and a seamless builder handoff designed to prevent design-clash change orders before ground is broken.

Permit Assurance Roadmap

A pre-design review of the approvals path for your site, and clear communication with building officials throughout. Every Washington project starts with a conversation about your site, your jurisdiction and your approvals path.

Construction Oversight & Site Administration

We conduct periodic site reviews, followed by Field Review Reports issued to the Builder to identify compliant and non-compliant work, using a solutions-based approach.

Tell us about your site.

We design Washington projects remotely and review the work on site as agreed. The first conversation is about your land, your goals and what you hope to build.
